A massive influx of capital—including the city’s $80 million beachfront upgrade and an overarching $4 billion redevelopment vision—served as the catalyst. World-class luxury hoteliers recognized the value of Pompano’s wide, pristine beaches, sparking a wave of ultra-luxury residential towers.

The coastline is welcoming some of the most prestigious names in hospitality:

• The Ritz-Carlton Residences — A dual-tower beach and private marina project nearing completion.
• The Waldorf Astoria Residences — A 28-story oceanfront tower marking the brand’s first-ever standalone residential project globally.
• Armani/Casa Residences and W Pompano Beach Hotel & Residences.

While entry-level luxury units start around $2 million to $3 million, average prices for branded residences track around $1,400 to $1,800+ per square foot. The boom has completely shattered local real estate records, with penthouses at the Waldorf Astoria pulling in historic sales of $17.1 million and $18.1 million.

It is considered a major luxury “value play.” Buyers can purchase a high-end 4-bedroom layout at the Ritz-Carlton Pompano for roughly half the price per square foot of a comparable unit in Miami Beach or Palm Beach, unlocking identical waterfront luxury for significantly less.

If you are not looking for a high-rise tower, all-ages buyers target Harbor Village and Cypress Harbor for single-family homes on wide canals, or the neighborhoods surrounding the Pompano Beach Amphitheater for accessible, inland single-family properties.

East Pompano is a boater’s paradise, but you must check fixed bridge clearances. Neighborhoods north of Atlantic Boulevard offer completely unrestricted ocean access to the Hillsboro Inlet with no fixed bridges, accommodating large sailboats and yachts. South of Atlantic Boulevard, fixed bridges limit vessel height.

The all-ages market has seen a massive boom in luxury townhome developments just off Federal Highway and the Intracoastal. These multi-story properties offer private rooftop decks, attached garages, and lower HOA fees without any age restrictions.

A distinct K-shaped market has emerged. While the new luxury towers are breaking price records, older coastal mid-rises face strict Florida structural safety mandates. Sellers in older buildings are softening their asking prices due to the requirement for fully funded financial and structural integrity reserves.

The city allows them under the Pompano Beach Vacation Rental Ordinance (requiring city licensing and regular safety inspections). However, the vast majority of new luxury towers and established condo associations strictly ban short-term leases, enforcing minimum lease periods of 3 to 6 months.

Yes. Almost all of East Pompano sits in a designated flood zone, meaning financed properties mandate a separate flood policy. Fortunately, all the new construction luxury towers are built to modern South Florida building codes with hurricane-impact glass, qualifying them for the lowest possible windstorm premiums.

The vibe is casual, active, and deeply tied to the water. It trades the formal corporate structure of Boca Raton and the dense crowds of Fort Lauderdale for a neighborly, athletic beach lifestyle dominated by fishing, diving, paddleboarding, and outdoor dining.

This is the city’s crown jewel. Located directly at the base of the beach pier, the Pompano Beach Fishing Village is a walkable beachfront promenade packed with upscale restaurants (like Beach House Pompano and Oceanic), casual tiki bars, coffee shops, and retail boutiques.

The city features incredibly wide, pristine beaches with excellent public access. While visitors pay metered rates, Pompano Beach residents can register for a Resident Parking Discount through the city, granting them significantly reduced rates at all city-managed beachfront parking spaces and garages.

Life centers around the sand and sea. Locals frequent the iconic Fisherman’s Promenade Pier, dive the world-class coral reefs located just a few hundred yards offshore, or play on the public beachfront sand volleyball courts. Just inland sits the Greg Norman-designed Pompano Beach Municipal Golf Course and a massive tennis center.

The Broward Sheriff’s Office provides law enforcement for Pompano Beach and is the best source for current crime information. Reviewing its official data is the best way to research any specific neighborhood or address.

The culinary scene is booming, focusing heavily on open-air, waterfront dining. Nightlife is relaxed and highly social, revolving around craft breweries, live music on the pier, and intracoastal lounge decks rather than late-night dance clubs.

From November to April, the local population increases as seasonal residents move down for the winter. Traffic along Federal Highway and the Atlantic Boulevard bridge becomes noticeably heavier, and getting a prime waterfront table on Friday night requires planning ahead.

The location is highly central for travel. East Pompano Beach is a convenient 20-to-25-minute drive south to Fort Lauderdale-Hollywood International Airport (FLL) and about 35 to 40 minutes north to Palm Beach International Airport (PBI).

Excellent. The city maintains the Alsdorf Park Boat Launch directly on Fourteenth Street Causeway, providing multi-lane public ramps, boat rinsing stations, and ample truck-and-trailer parking for easy access to the Intracoastal and nearby Hillsboro Inlet.

While a car is helpful for major errands, the beach side is highly bike-friendly. The city also offers The Circuit, a free, on-demand, 100% electric shuttle service. Residents use a smartphone app to request a ride anywhere within its service zones.
